I met with the Founder Bob Ahern last week and he impressed me with his low-key presentation focusing on installing a quality shingle the way the manufacturer wants it installed. He was also very willing to discuss our special needs and the specific type of ridge venting we wanted to use.

I’ve met a lot of good roofers but Bob was clearly interested in my business and interested in providing a quality roof.

We ended up with a Certainteed Landmark Premium “50 year” shingle and we are very pleased with how the roof looks.

Now we are in the new office and we are just putting in a recirculating range hood, so, I need to choose a roofer!

Here is a list of the basics:

1. The home is on Ann Arbor’s far West side.
2. The home is a medium sized ranch with an attached garage.
3. There is a walk out back yard so there is a two story drop there.
4. There is about 3,100 total square feet of roof.
5. The roof is 5/12 pitch
6. Soffit is already fully vented. (This was one of the summer projects.) The current can vents will be changed to a continuous ridge vent. Either Shingle Vent II or Snow Country or equivalent.
7. The roof isn’t leaking currently, but there are probably some sheathing boards that will need to be replaced.
8. There are two layers of shingles to remove. One from 1966 when the home was built. One from 1992.
9. There are two noticeable sags that need to be adjusted where there are inside walls. (The walls aren’t sagging but the rafters on either side are.)
10. There are no valleys. Just one 20′ length that needs to be flashed.
11. The two gable vents need to be closed.
12. The two bathroom vents need to exit out the roof with dedicated bath vents.

I am going to use a 50 Year or Lifetime rates shingle. Since we may be putting a solar array on the front of the house I want to get the best practical shingle I can so it won’t fail before the solar panels do. (Solar panels are typically guaranteed for over 20 years and some are still producing at about 80% of their original output after 40 years.)

I am also going to specify Shingle Vent II or Snow Country ridge vent. One smart home inspector says he thinks Snow Country is the best but I’ve also been impress with Shingle Vent II. On the other hand I’ve seen a lot of ridge vents that let in snow. I’d like to avoid that.

I just had our electric service line put underground so that should make the roof a little easier.

I have taken time to vent all the soffits. I now have about 12 square inches per linear foot of low vent area. That should keep the attic cooler and dryer in combination with the ridge vent.

I also want to vent the two bathroom fans out the roof.

That should be about it. Now off to get the job done!
